This guide explains a practical choice of inputs, a worked example and the assumptions behind the linked tools.
Choose the property location first
England and Northern Ireland use Stamp Duty Land Tax, Scotland uses Land and Buildings Transaction Tax, and Wales uses Land Transaction Tax. The purchaser’s home address does not substitute for the property location. Start with the correct regional tool before entering the price.
Apply marginal bands to slices of price
A marginal band applies only to the slice inside that band. At a £300,000 standard residential price, England and Northern Ireland produce £5,000, Scotland £4,600 and Wales £4,500 under the bands checked on 18 October 2026. Multiplying the entire price by the highest reached band would overstate the result.
Check the scope before budgeting
These three AnsRio tools cover standard residential bands only. They exclude first-time buyer relief, additional-property charges, nonresident surcharges, leases and linked transactions. A conveyancer or the official authority calculator can assess the full transaction. Add legal, survey, mortgage and moving costs separately.
